Carlsbad had 9,253 residents in 1960 and 114,746 in 2020, and in the 1980s alone the population more than doubled. Citywide, the typical home was built around 1989. The northwest is the exception. ZIP 92008 holds the Village, the Barrio and Olde Carlsbad, its median home dates to 1980, and about half its homes are older than that. A slab leak is a break in a water line buried in the concrete under your floor. In a house built before 1980, the copper in the slab has had over forty years to thin, and a pinhole is a common result. Watch for a warm patch of floor, a meter dial that moves with every faucet shut, or a water bill that jumps and stays high.
East and south of the old core, the homes get younger. In 92009, which takes in La Costa and Bressi Ranch, the median home dates to 1991, and about three in four went up in 1980 or later. ZIP 92010 around Calavera Hills sits at 1992, and 92011 around Aviara at 1994. A younger house can still leak, so every job starts the same way. Carlsbad Municipal Water District serves most of the city, and in its 2025 report 18% of its water came from the Claude “Bud” Lewis Carlsbad Desalination Plant. The desalinated water averaged about 61 parts per million of hardness, and water from the Skinner treatment plant averaged 230. Harder water leaves more scale in water heaters and valves.

How do we track down and repair a Carlsbad slab leak?
We never dig to go looking. Each slab call runs through four checks, and no wall or floor is opened until the failed line is known.
Watch the water meter
We turn off every faucet and read the meter. A dial that still moves means water is escaping. Next we close the house shutoff valve. If the dial stops, the leak is inside the home. If it keeps going, it sits on the service line between the meter and the house.
Separate hot from cold
We close the cold feed into the water heater. A leak signal that fades points to the hot side, and one that holds points to the cold side. A warm floor is a clue, not proof, so we test before we decide.
Listen along the pipe, then pressure test
We listen through the piping itself, at valves, the heater and any exposed run, because concrete dulls sound heard through the floor. A pressure gauge on an outdoor faucet proves the leak on its own. Thermal imaging is only a backup, used when it adds confirmation.
Repair it, with the plan in writing
When the failed line is inside the slab, we abandon it in place and run new PEX overhead through the attic. A leak at a valve, the heater or inside a wall usually gets a spot repair instead. Either way, the written quote comes before the work.

No. The city’s water district imported 82% of its water in 2025, from the Colorado River and Northern California. The other 18% came from the Claude “Bud” Lewis Carlsbad Desalination Plant. The source doesn’t change how we find a leak. We start at your meter and work inward from there.
The desalination plant opened in 2015. Does treated seawater corrode the pipes under my floor?
The district’s 2025 report doesn’t point that way. It gives the desalinated water a positive saturation index (a measure of corrosion risk), averaging 0.34, and defines a positive index as non-corrosive. Imported water from the Skinner treatment plant averaged 0.52. We test the pipe itself to find where it broke.
La Costa was its own planned community until Carlsbad annexed it in 1972. Does that history matter for a leak?
It helps date the house. The La Costa resort came first in the mid-1960s, and a 2,500-acre planned community followed within a few years. If your home is from that first phase, we check whether the rest of that copper run is worn before we recommend a spot repair or a reroute.
