What it points at is copper. The homes finished through the 1980s and 1990s carry supply lines that are now thirty to forty years old, running inside concrete where nobody can see them. Water in this part of the county runs hard, and hard water works on copper from the inside over decades. A pinhole under a slab does not announce itself, it just runs. By the time a floor feels warm or a bill jumps, it has usually been going for weeks.
The other thing the build era decides is the repair. Construction from 1983 onward falls squarely in the period when post-tension foundations became standard practice in California, and a post-tension slab should never be cut into. So the answer here is a reroute, and it would be a reroute even on a conventional slab. We abandon the failing run in the concrete and carry new PEX overhead through the attic. How is a slab leak found without opening the concrete?
Homeowners tend to brace for a technician arriving with a jackhammer and a hunch. That is not the job. Every slab leak here runs through the same six-step sequence, beginning outside at the meter and finishing with one specific answer: which line failed, hot or cold, and whether it can be reached without touching the slab.
Nothing gets opened until that answer exists. It is the difference between a pair of small drywall cuts and a floor that has to be replaced.
The meter test
We start at the curb with the house shut down completely. A meter that will not sit still is telling us water is escaping the system, and that observation alone decides whether there is a slab leak worth chasing.
Inside or outside the slab?
Closing the main at the house splits the question in two. A meter that stops puts the failure indoors, in or under the concrete. A meter that keeps turning puts it out in the service line before the building, which is a different job entirely.
Hot side or cold side?
Shutting the cold inlet at the water heater isolates half the system. A leak signal that fades points to a hot run under the slab, and one that holds steady points to the cold. Note that a warm patch on the floor proves nothing on its own, since hot lines do not reliably heat the surface above them.
Acoustic locating through the piping
The listening is done on the pipe, at exposed shutoffs, heater connections and any reachable run, never through the slab. Concrete smothers the signal, and marking an X on the tile answers a question we are not asking. What we want is the identity of the failed line so we can bypass it.
Pressure-test confirmation
A gauge on a hose bib with the main closed gives an independent read. A needle that falls steadily confirms water is actively leaving the system and indicates roughly how fast, which keeps the diagnosis off guesswork.
Thermal imaging when it helps
A hot-side failure beneath tile or hardwood is the case where a thermal camera earns its keep, backing up what the acoustic work already indicated. It supports the diagnosis rather than leading it, and most slab jobs never need it.
Why the concrete stays shut, whatever the slab turns out to be.
Every failed in-slab line we handle in 92130 gets bypassed overhead rather than patched through the floor. There are two arguments for that and we put both to the homeowner before anything starts.
First, aged copper does not fail in one place and then behave. When one section of a buried run goes, the rest of that run is on the same clock. Second, the demolition is itself a hazard: saw and hammer vibration travels through concrete and can loosen pipe that was fine that morning. The option that looks cheapest on the quote frequently is not.

New line, run above the slab
Fresh PEX goes up a wall, across the ceiling joists, and back down to the fixture. The failed copper is capped and left in the concrete where it can do no further harm. No cutting, no vibration, no exposure for the rest of the run.

Cutting concrete to patch in place
Sawing in to repair one section of forty-year-old copper leaves every other section exactly where it was. The following failure usually turns up on the same line, and the work of getting to the first one can be what triggers it.
Re-route the failing line overhead
For any pipe failure under the concrete, hot or coldA reroute retires the failing under-slab section by carrying new PEX-A through walls and attic space, leaving the old copper capped in the concrete. The leak stops because that pipe stops carrying water. The reasons are structural rather than cosmetic:

What does a slab leak feel like in a house of this age?
Four things turn up again and again: one patch of floor noticeably warmer than the rest, a water bill that climbs with no change in the household, running water audible when everything is shut off, and a meter that keeps moving after you close every fixture. Any single one of those justifies a call.
My house is from the nineties. Isn't that too new for a slab leak?
No, and this is the most common misconception we meet in this community. Copper buried in concrete typically starts failing somewhere between thirty and forty years in. A home finished in 1993 is right in that band today. Newer than most of the county is not the same as new.
Will you have to break my floor?
No. We do not cut into slabs. Once the failed line is identified we carry new PEX overhead through the attic and abandon the old copper in the concrete. That means two small drywall openings, no tile lifted, no breaker in your living room, and no vibration travelling through to sound pipe.
Is my foundation post-tension, and does it change anything?
Construction here began in 1983, which places much of the community in the era when post-tension foundations became standard in California. If yours is one, it must not be cored, because those slabs hold tensioned steel. Practically it changes nothing about our answer: we reroute overhead on post-tension and conventional slabs alike.
What is the difference between a spot repair and a reroute?
A spot repair happens only when the leak is not genuinely in the slab, meaning it sits at an exposed shutoff, a heater connection, or inside a reachable wall. Anything buried in concrete gets rerouted. Patching one section of aged copper tends to set up the next failure, and the demolition needed to reach it can cause one.
How do you find it without breaking concrete?
The meter confirms water is escaping. Isolating the heater separates hot from cold. Then we listen along the piping itself, at shutoffs and reachable runs rather than through the slab, which only muffles it. Will my insurance cover a slab leak?
Most HO-3 policies cover the sudden and accidental water damage: the soaked drywall, the flooring, the dry-out. What they typically will not cover is repairing the pipe itself, which falls to you. We document both halves so the adjuster is not guessing, and we deal with them directly.
Do I need a permit for a reroute?
