The reason slab leaks arrive here in waves is a date, not a mystery. Some 12,094 of roughly 27,600 homes here went up in the 1980s alone, with 5,647 more through the nineties. Those slabs were poured within a few years of each other, over copper supply, and they have aged on the same schedule. A run that has carried water continuously since then is at the stage where the wall thickness stops being a safe assumption.
Grade is the second half of it. Laguna Niguel rises from sea level to 936 feet at Niguel Hill, which means a water system split into pressure zones and houses that sit at very different heights inside them. A home low in its zone has carried a higher static pressure every day of its life. Pressure is the quiet variable in copper wear, and it is the one nobody checks until something has already failed under the floor.
So the conversation we have on almost every job here is about the run, not the hole. Once one section of buried copper has gone, the rest of that line has lived the identical forty years under the identical pressure. Cutting the slab to patch the failure leaves all of it exactly where it is, and the saw and breaker put vibration through pipe that is already thin. How we locate a slab leak without breaking the slab.
Most people brace for a plumber with a breaker and a hunch. That is not what arrives. Every slab leak in this city goes through the same six-step electronic detection sequence, which begins at the water meter and finishes with one specific answer: which line, which side, and whether this is a spot repair or a reroute.
Nothing gets opened before that answer exists. It is the difference between one modest access cut and a floor that has to be rebuilt.
The meter test
Nothing comes off the truck until the meter has been read. With every fixture in the house closed, it should be still. A creeping dial says water is leaving the system, and that is the only thing we need to know at this stage.
Inside or outside the slab?
The main at the house comes closed next. A meter that stops narrows it to the building, which includes the slab. A meter that keeps going puts the loss out on the service line before the house, and that is a different job that is not a slab leak.
Hot side or cold side?
Shutting the cold inlet at the water heater separates the two. A signal that drops away means the hot run has gone. A signal that persists means the cold. A warm patch on the floor is suggestive rather than conclusive, so the acoustic evidence is what decides it.
Acoustic locating through the piping
The listening happens on the pipework, at shutoffs, the heater and any run we can reach, never through the concrete, which muffles the sound and misplaces it. We are not marking an excavation point. We are identifying the failed line so it can be bypassed.
Pressure-test confirmation
Gauge on a hose bib, main closed, needle watched. A steady drop is independent proof that water is escaping right now, and the speed of the fall gives us a rough sense of scale.
Thermal imaging when it helps
Under tile or wood, a hot-side leak sometimes reads clearly on thermal. We use it to back up what the acoustics already said. Most jobs are settled without it.
We don't cut into the slab. The risks are too high.
An in-slab failure here gets rerouted overhead rather than patched through the concrete. There are two reasons for that, and every homeowner hears both before anything is agreed.
The first is the run. If one length of buried copper has gone, the rest of it has lived the same forty years under the same pressure, so a patch is the first of a series. The second is the demolition itself. Concrete saws and breakers transmit vibration through pipe that is already thin, and the cheapest quote on the day has a habit of becoming the most expensive one by the end of the year.
New line, run above the slab
New PEX goes up the wall, across the ceiling joists and back down to the fixture. The failed copper stays in the concrete, capped and out of service. No concrete opened, no vibration, no exposure for the rest of the run.
Cutting concrete to patch in place
Sawing in to patch one section leaves every other foot of aged copper exactly where it was. The next failure usually turns up on the same line, and the work of getting to the first one can be what starts it.
Re-route the failing line overhead
For any pipe failure under the concrete, hot or coldA reroute takes the buried section out of service by running new PEX-A through the walls and attic instead. The leak stops because that pipe stops carrying water. The case for it is structural rather than cosmetic:

Accessible spot repair

Never through the slab If the diagnostic places the leak in the concrete, the concrete stays closed and the line gets rerouted. That holds whatever the price comparison looks like.
If someone has offered to open your floor and patch one spot on eighties copper, get a second opinion before you agree to it. The arithmetic, and the risk to the rest of the run, rarely favor you.

Anything already soaked is a separate scope, dry-out and reconstruction, and it is not on the plumbing invoice. We document it for the claim.
My house is from the eighties. Does that put me in the risk group?

How would I know? What am I actually looking for?
Four signs, and one is usually enough. A single warm patch underfoot with the rest of the floor normal. A utility bill that steps up one month and then stays there. The sound of water moving when the house is quiet and closed. A meter still turning after you have shut everything off.
How quickly can somebody get out to me?
Inside the hour, at any time. Crown Valley Parkway runs the full length of Laguna Niguel and La Paz Road and Alicia Parkway cross it, which is why an address up on the ridge takes about as long to reach as one at the bottom.
Does fixing it mean taking up my floor?
It does not. Concrete is left alone. The buried line that failed is capped where it lies and a replacement in PEX runs up a wall and through the attic instead. You get two small openings in drywall, your tile stays down, and nothing heavy is working near the rest of that run.
Second one in this house. How worried should I be?
Attentive rather than anxious. Two failures on one buried line means wear along its length, not bad luck at a single point. That is normally the moment to take the whole line out of service instead of waiting for a third. On an eighties build the numbers usually favor doing it.
Spot repair or reroute. Which am I getting?
Reroute, unless the diagnostic shows the water is escaping somewhere you can actually reach: an exposed valve, a fitting at the heater, a cavity behind drywall. Buried failures get bypassed rather than patched, because sealing one point on a worn line tends to schedule the next one, and the work of reaching it can trigger it.
Post-tension or conventional. Does it change your answer?
We establish which it is, because build phases here vary. It changes nothing we recommend. Post-tension slabs must not be cut under any circumstances, and conventional ones get treated identically, so both roads lead to a line run overhead.
Does the hillside affect slab leaks here?
Indirectly, through pressure. The city runs from sea level to 936 feet at Niguel Hill, so the supply is divided into pressure zones. A house sitting low in its zone has carried higher static pressure for its whole life, and sustained pressure is one of the things that wears copper thin. We gauge it as part of the diagnostic rather than treating it as background.
Is any of this covered by my policy?
Typically the damage is and the pipe is not. Soaked drywall, ruined flooring and the drying out sit inside most homeowner policies. The plumbing work that caused it usually sits outside. Both halves get documented so the adjuster has the full picture, which the section above describes.
How is the leak located if nothing gets opened?
Start at the meter, which proves water is escaping. Divide the system at the heater, which separates hot from cold. Then listen along the pipe at valves, at the heater, at any reachable run, because concrete blurs sound rather than carrying it. A gauge confirms. Thermal gets used on hot failures under hard floors where it adds certainty.
Is the City going to be part of this?
It depends on scale. A substantial reroute or a whole-house replacement is often permitted through the City of Laguna Niguel. Swapping one section like for like generally is not. We assess the job and say up front which way it falls and what a permit adds.
There is an association and a gate. Problem?
No. A good share of neighborhoods here are association-run or gated and we work in them constantly. Hand dispatch the gate or guard details when you book so the truck is expected. Where an association has to sign anything off, the scope goes to you in writing to pass on.
