A mesa that filled with houses in under ten years
Until 1969, Mira Mesa was mostly rocky, brush-covered mesa. That year Pardee opened Mira Mesa Homes, later called Mesa Verde, and other builders rushed in behind it. Between October 1969 and October 1976, about 8,685 homes went up. In ZIP 92126, more than a third of today’s housing still dates to the 1970s. Tract homes from that era usually have copper supply lines inside the slab. After roughly fifty years, a pinhole in that copper is the most common slab leak we find. The clues are a warm patch of floor, a meter that moves with every faucet closed, or a bill that keeps climbing.
A second wave followed in the 1980s. Pardee began Concord Square in 1981, the same year construction started on Parkdale, and Fieldstone built Canyon Country off Calle Cristobal from 1982 to 1987. About a quarter of the homes in 92126 come from that decade, so their pipes are younger but not new. The water is hard, too. The public utility serving Mira Mesa reported that its three treatment plants averaged 237 to 243 parts per million in 2025, roughly 14 grains per gallon. That leaves scale in water heaters and shutoff valves, so we check those as well.

Watch the meter
You close every faucet, and we read the water meter. A dial that still turns means water is escaping. Next we close the house valve. If the dial stops, the leak is indoors. If it keeps going, the fault is in the service line out to the street.
Isolate the hot side
Closing the cold feed at the water heater separates the two systems. When the leak sound fades, a hot line is losing water. When it doesn't, the cold side is. A warm spot on the floor is a clue, not proof, so we test rather than guess.
Listen along the pipe, then pressure test
Our acoustic gear goes on the plumbing itself: valves, the water heater and any exposed pipe. Concrete muffles sound, so the floor is never where we listen. A gauge on an outdoor spigot confirms the leak separately. Thermal imaging comes out only as a backup check.
Pick the fix
When the bad pipe sits under concrete, we abandon it and install PEX through your attic. Trouble at a valve, the heater or inside a wall generally suits a spot repair. Either way, the plan and cost arrive on paper before any work.

Hi, I want to personally thank Sergio and Levi for a masterful, well-done job. I had a slab leak. Quite honestly, I had a good idea as to where the leak was because of evidence of it in the form of hot water right next to the kitchen outer side wall and some warm porcelain kitchen floor tiles in the general area as well. I helped as much as I can. I also provided a location for a branch that was never utilized for an optional bar. They ended up using that branch to tie in the 3/4" PEX, rather than tying in it at the water heater which would have been another 10 feet away in the garage. They worked very well as a team, and they were very detail oriented by providing foam insulation for the PEX and replacing an 8' span of 1/2" copper pipe aside from all else. The ceiling sheet rock was carefully cut out and saved (11 pcs.) so that it may be utilized again. Moreover, Sergio was inciteful to leave, when possible, some exposed floor joists around the perimeter of the cuts in order to facilitate the sheet rock repair down the line. I will use this company and them again if the need arises. I am presently a bit more partial with Sergio and Levi and will request them if possible. Moreover, since they have a general understanding of the house and its plumbing.

It can. Pardee sold Mira Mesa Homes in just four floor plans, and the Expand-a-Plan design let owners add space later. An addition can mean newer pipe joined to much older copper, and that joint is worth a look. We don’t assume your lines match a neighbor’s plan. We test your house and trace its actual pipes.
Our Gateway Homes house off Gold Coast Drive dates to the early 1970s. What should we watch for?

Our Colony Homes house is a 1979 Pardee build. Is it too new for a slab leak?
No. Colony Homes opened in 1979, so its copper is now more than forty-five years old. It’s younger than the first 1969 tracts, but not new. We confirm a leak with a meter check and a pressure test, then find the failing line before anything is opened. Leak detection is free when you proceed with us for the repair.
Our house is in Canyon Country, built in the 1980s. Is the pipe under it copper?
Most likely. Fieldstone built Canyon Country from 1982 to 1987, and PEX wasn’t approved for drinking water in the California Plumbing Code until 2009, so copper was the standard then. Pipe that age is younger than the 1970s tracts but not new. We confirm what you have during testing, before we recommend a repair.
