Santa Ana Water Leak Detection
There are two housing stories in this city and they need different reading. A Craftsman north of downtown whose plumbing has been altered by four generations, and a 1960s tract whose copper all went in at once. Santa Ana water leak detection starts by working out which one you have, because it changes where we look first. A technician reaches you inside 60 minutes.

Said plainly at the start: water lines are the work. Pool and spa leaks, irrigation, and natural-gas lines sit outside it. A leak behind drywall, above a ceiling, under cabinetry or inside a supply run is ours.
One of the oldest housing stocks in the county, and one of the largest.
Census figures put the median build year here at 1969, with 84 percent of the housing up before 1980. That alone puts most of the city’s supply pipe past fifty years of continuous service. What makes it unusual is the tail. The city records three National Register historic districts, Downtown listed in 1984, French Park in 1999 and Floral Park in 2023, and the housing in them is older again.
French Park runs to about twenty square blocks of homes built mostly between the 1900s and the 1920s. Washington Square spans the 1900s to the 1930s. Floral Park covers the 1920s and 1930s with more than two hundred properties on the city’s own historic register. Plumbing in a house of that age has been added to, rerouted and worked around by several owners, so nothing about where a line runs can be assumed from the outside.
So the first visit is diagnostic rather than a repair, and it has to be. What a homeowner notices is a bill that climbed with nothing changed, a baseboard staying damp, a mark spreading on a ceiling, a faint running sound once the house is quiet. Each of those points somewhere different. Telling them apart happens before a single piece of drywall comes off, which matters more here than almost anywhere, because in the older districts the drywall is often plaster and the trim is original.
No Callout Charge
The service call costs nothing. No trip charge and no add-on for turning up.
Always On Call
Nights, weekends and holidays included. A pipe that opens at 3am is answered at 3am.
Written Estimates
A written quote with no obligation, walked through line by line before anything starts.
Locating work on a city of two housing ages
A house from 1915 and a house from 1965 hide a leak in completely different ways, and both are here in quantity. The diagnostic is the same in either case, the access is not. These six cover what the work turns into once the line has been identified.
Locating Without Opening
We begin every call with instruments rather than tools: a meter reading, the system halved at the heater, amplified listening along the pipework and a gauge to confirm. We bring thermal out only when it resolves something the listening left open.
- System halved to isolate the side
- Escape traced along reachable runs
- Reading logged for the claim file
Plaster, Lath And Period Finishes
Opening an original plaster wall is not the same job as opening drywall, and we do not price it as though it were. We plan the access to land where the pipe is, and we quote the patching with the repair rather than after it.
- Access planned before anything is cut
- Original material worked around where possible
- Restoration priced inside the quote
Copper Past Half A Century
On a Census median build year of 1969, the supply pipe in most houses has carried water for more than half a century. It thins from the inside and fails at a pinhole, which we repair. Several pinholes on one run is a different conversation and we give you an honest one.
- Failure point isolated on the run
- Water chemistry, pressure and age weighed
- Section replaced, or the run replaced
Valves, Stops And Connectors
Angle stops that have not moved in decades, braided connectors past their rating, the feed behind a toilet, the laundry box. Individually minor parts, and collectively the most common reason we find water on a floor.
- Seized stops replaced with quarter-turn valves
- Connectors renewed rather than reused
- Everything tested before the visit ends
Replacing A Run That Keeps Failing
Three failures on one line is information, not bad luck. We replace the affected runs in PEX and end the sequence. Where a house is not near that point we say so just as plainly, and we say it more often than people expect.
- Affected runs replaced in PEX
- Clear answer on repair against replacement
- Regulator and pressure verified afterward
Documentation A Carrier Accepts
Most claims stall on paperwork rather than facts. We send the locating record, the dated photographs and an itemized scope in the language adjusters are trained to read, which is most of what decides whether a file moves.
- Cause of loss written for the carrier
- Photographs indexed and captioned
- Direct billing where the policy allows
How is a leak found without opening the house?
You know something is losing water and cannot say what. That is the normal position for a homeowner and it slows nothing down, because identifying the line is the part you are calling for. The sequence starts at the meter and runs six stages, finishing with a named line and an approximate route, everything still closed up.
On a house with original plaster and trim, reaching that answer before anything is opened is the difference between one small repair and a week of putting a room back together.
Prove there is a loss
The meter is the first instrument used. With every fixture and appliance shut it should be motionless. Any creep means water is leaving the system, and that single observation decides whether there is anything to find at all.
Narrow it to the building
Closing the main separates the house from the service line. A dial that halts places the loss indoors. A dial that continues places it outside, in the service run or the irrigation, neither of which this crew takes on, though you will know which it is before we go.
Take one side out of the picture
Shutting the cold inlet at the heater isolates the hot side. A signal that drops away implicates the hot run, one that stays steady implicates the cold. Warmth in a floor is suggestive and nothing more than that.
Follow the escape along the metal
Amplified listening happens on the pipework: at valves, at the heater, at every point a run can be reached. Listening through the structure is unreliable, because plaster, lath and concrete all absorb sound and move where it appears to originate.
Confirm it with pressure
A gauge fitted to a hose bib with the main closed produces evidence independent of anything that was heard. A falling needle proves water is leaving the system, and the rate of the fall indicates the scale of the failure.
Reach for thermal only if needed
Where a hot line is failing under a finished surface, a thermal image can settle the last of it. It corroborates rather than leads, and most jobs are concluded before anybody unpacks it.
What are the signs of a hidden water leak?
Nothing about a concealed leak announces itself. It works quietly behind a surface for weeks, and what finally reaches you is a symptom rather than the fault. Six of them come up again and again, and each is reporting something different.
Any single one justifies the call. They do not arrive as a set.
The bill stopped adding up
Same household, same habits, and the charge keeps climbing anyway. Escaping water is expensive not because it is dramatic but because it never stops. When the figure no longer matches how the house is used, something is drinking the difference.
A dial that will not settle
Shut the house down completely, then stand at the meter. Movement with nothing running means water is leaving the system at that moment. We do this first on arrival, and it resolves the yes-or-no in well under a minute.
Sound with no source
A hiss inside plaster. A trickle somewhere beneath a floor. Audible only once everything is closed and the place is quiet. What you are hearing is water leaving a pipe. It confirms the fault without locating it.
Warmth in one patch of floor
A single area holding heat that the surrounding floor does not. Almost always a hot line failing underneath, with the warmth rising through. In an older house it gets filed under character rather than investigated.
Wet with nothing to explain it
Boards, carpet or tile turning damp where nothing was spilled, no fixture sits nearby and no weather is responsible. Water climbing through a slab, or running sideways from a wall pinhole, gives no warning at all.
Weaker flow than there used to be
Showers and faucets losing force with nothing changed at the fixture or the service. Water is being lost upstream of where you want it. Because it fades slowly, the age of the house takes the blame instead of the leak.

This guys are really good. From now on these are my go to plumbers. I had a hard to find water leak in my upstairs bathroom. I had another plumber look for the leak and he gave up after 3 hours, even if he all the right equipment. Sergio was very thorough in his search for the leak. After looking for it with camera and listening to the pipes he told me that he had to open up the wall, probably in more than one place. He was able to find the leak in first attempt, and fixed the leak with minimum damage to the house.
I heard a leak in my wall and within 2 hrs they had someone to my house! Sergio was awesome!

Paperwork is the other half, and it is on us.
We present the claim for you. The wording is theirs, the evidence goes in the order they want it, and we send it and follow it up. You never have to learn how a carrier reads a water claim, because that part is our job rather than yours.
It matters because carriers judge a water claim on how it is presented as much as on what happened, and one absent element is enough for the whole thing to sit untouched while the damage carries on.

- Cause-of-loss wording. The failed component, the room, the build year, set out in the terms a carrier reads for.
- Evidence in sequence. What failed, what it reached, the access we cut, the completed work, each dated and captioned.
- A priced breakdown, element by element, with the technical reason each element exists.
- Contact with the adjuster runs through us. You are not the one chasing, explaining or resending.
- Where the answer is a reroute rather than a patch, the argument for it goes in with the locating data behind it.
What leak detection and repair costs in Santa Ana.
Detection is free when we do the repair, so the figure to discuss is the repair itself. It swings widely, and on housing this old the finish matters as much as the plumbing: a connector under a sink and a pinhole behind original plaster are not comparable jobs. Everything that moves the number is below.
What decides the repair figure
Where the failure turns out to be
An exposed fitting is the quick end of our range. A pinhole inside a wall or above a ceiling means we make an access cut, replace the length and put the surface back.
What the wall is made of
Drywall opens and patches quickly. Original plaster over lath does not, and pretending otherwise on a quote is how people end up surprised. We price it for what it is.
One length, or the run
Replacing a failed section is straightforward work. Where the same line has gone before, we usually recommend the whole run, and we put both numbers in front of you.
How hard it is to reach
Behind cabinetry, above a ceiling, inside a narrow wall cavity: all of it costs us labor rather than parts. We quote the patching and matching with the repair, and never add it after.
Damage that was already there
Anything soaked before we arrive is a separate scope for a different trade. We document it for the claim and keep it off the plumbing invoice.
The house is from 1962 and has never leaked. Anything worth doing?
We would spend an hour on a pressure reading and a check of the shutoffs. With most of the city built before 1980, the hardware in these houses is reaching the end of its life on a similar schedule, and knowing where your main is beats learning it during a flood.
I have no idea what is leaking.
That is expected, and it is the reason to call us. You describe the symptom, a sound, a stain, a bill that climbed, and we work back from it. Producing a location is our side of the job, not yours.
What falls outside this service?
Pool and spa lines, irrigation and sprinklers, and anything carrying gas. Those are separate specialties. We handle water lines inside the house, under it, and in walls and ceilings. If our meter test points outside the building we say so plainly, so you can call the right trade without a second visit.
How quickly can somebody come out?
Within the hour if water is actively causing damage anywhere in the house. For a suspected leak that is not flooding, we normally locate the same day or the next, and we schedule it on its own so we are not rushed.
We are in a historic district. Will opening a wall ruin the plaster?
We handle it with that in mind. We choose the access point from the locating data so the opening lands where the pipe is, we work around original material where we can, and we quote the restoration with the repair.
Is a pinhole likely on copper this old?
It is the most common failure we see on it. Copper thins from the inside over decades and eventually perforates. A single pinhole is ordinary work for us. A pattern of them is a conversation about replacing the run. We tell you which of the two you are looking at before you decide anything.
Do you work on houses from the 1920s?
Regularly. Older housing usually carries a mix of materials from several rounds of alteration, and sometimes a crawl space instead of a slab. That changes where we look and how carefully we open, not whether we do the job. Older houses take us longer to read, and we build that time into the appointment.
Will the repair happen on the same visit?
In most cases, once we have identified the line and you have approved the quote. We phase a replacement run over more than a day, and an unusual part may have to be ordered. Either way you hear it from us before anything begins.
The city bills our water. Does that affect who repairs what?
Only at the meter. The city water department maintains the mains and the meter itself. Everything on the house side of that meter belongs to you, which is the side all of our work sits on. Anything on the city side we send to the water department rather than put on your invoice.
Will insurance pay?
Frequently the damage, sometimes the access work, rarely the pipe. How the claim is worded does most of the work, so we prepare the cause of loss, the photographs and an itemized scope and send them to the adjuster ourselves.
How is a leak found with nothing opened?
We listen on the pipe rather than through the building. Amplified equipment picks the escape up at valves and at the heater, a gauge confirms the system is losing water, and thermal imaging backs up a hot-side finding. We need no opening at all to reach a conclusion.
Does the quote cost anything?
No. We write the quote before you agree to any work, and the detection is free when we do the repair. If you choose not to proceed, we charge for the detection by itself, at a figure we give you before we start.
