Two Tustins, two kinds of plumbing under the floor
Tustin divides roughly by age. In 92780, the older side of town with Old Town and Tustin Meadows, the typical home was built around 1971, and close to two in three went up in the 1960s and 1970s. Most of those houses have copper supply lines inside the slab. A slab leak is a leak in one of those buried lines. After fifty years, a pinhole in that copper is the most common slab leak we find, and the signs are the ones you’d expect: a warm spot on the floor, a meter that keeps turning, a bill that won’t come back down.
In 92782, most homes are newer. Tustin Ranch was approved in 1986, and across 92782 the typical home dates to about 1998. Newer does not mean immune, it means the leak shows up later. Either way, the job starts the same: we find the failing line first, then show you what it takes to fix it. Tustin’s water is hard whichever supply you’re on: the city’s wells averaged 377 parts per million in the 2025 report, and the Irvine Ranch Water District water serving eastern and southern Tustin is hard too. It leaves scale on fixtures and inside water heaters.

How do we find and fix a Tustin slab leak?
No guessing and no jackhammer. Every slab call follows the same four steps, and nothing gets opened until we know which line failed.
Check the meter
With every fixture off, the water meter should sit still. If it creeps, water is leaving the system. Then we close the main shutoff at the house. If the meter stops, the leak is inside. If it keeps moving, the problem is the line out to the street.
Split hot from cold
At the water heater we shut the cold inlet. If the leak signal drops, the failure is on a hot line. If it holds, it's cold. A warm floor hints at a hot line but doesn't prove it, so we confirm.
Listen through the pipe and test the pressure
We listen through the piping itself, at shutoffs, the water heater and exposed runs, not through the floor, where concrete muffles the sound. A pressure gauge on a hose bib confirms the leak on its own. Thermal imaging is a backup we use only when it helps confirm.
Fix it the right way
If the failed line is buried in the slab, we leave it there and run new PEX overhead through the attic. If the leak is at a shutoff, the water heater or inside a wall, a spot repair is the better call. Either way, you get it in writing first.

A single reroute is the simplest job. If more lines are failing, a larger reroute or a whole-house repipe may make more sense.
Age of the copper
On a 1960s or 1970s house, one failure often means the rest of that run is worn too. That can change what we recommend.
Attic access and run length
A single-story home with an open attic is quicker. Two stories or a tight attic take more labor.
Damage already done
If water has soaked flooring or drywall, dry-out and restoration are a separate scope. We document it for your insurance.
My Tustin Meadows house is from the late 1960s. Is a slab leak likely?
It’s the age we see it most. Homes from that era usually have copper supply lines inside the slab, and after fifty years that copper can wear through. A leak isn’t certain, but if you notice a warm floor, a meter moving with everything off, or a higher water bill, call us to check.
We live in Tustin Legacy. Can a newer home get a slab leak?
Yes, but it’s less common. Leaks in newer homes usually come from a fitting, a nail through a line, or a defect, not decades of wear. The testing is the same: we confirm a leak exists, find the line, and fix it. On a newer slab, we still don’t cut the concrete.
Does Tustin's hard water cause slab leaks?
Not usually. Slab leaks come down to the age and condition of the pipe. Hard water still matters. Tustin’s city wells are very hard, at 377 parts per million in the 2025 report, and that builds scale in water heaters and shutoff valves, which can leak too. So we check those before we blame the slab.
Will you break my floor to fix a slab leak?
No. When a line inside the slab fails, we leave it there and run new PEX overhead through the attic, usually through two small drywall openings. No tile pulled and no jackhammer. If the leak turns out to be at a shutoff or inside a wall instead, a spot repair is usually the simpler fix.
