What makes an ordinary failure into a Dana Point emergency

How we triage an emergency call before we drive.
The failure itself does surprisingly little of the damage. Most of it happens in the half hour between the first sound of water and somebody finding a valve that closes. So the phone call starts working the problem immediately, and in an attached building that means establishing where your shutoff actually is before the truck has left. The aim is for the water to be off by the time we pull up.
On site the order never changes: contain it, identify it, price it, then repair it. Nothing gets cut or pulled apart until you have seen a number.
Find the right shutoff, fast
The dispatcher works through the possibilities with you: the stop at the fixture, the inlet on the heater, a hose bib, the main. In a condo or duplex it may be in a shared closet or on a riser, so we work out whose door needs opening while the truck is moving.
Kill power if needed
Where water is anywhere near outlets, a furnace, or a ceiling with lighting in it, we ask for the breaker to go off before we arrive. If the heater is the source, gas is closed at the appliance and electric at the panel.

Angle stops, supply lines, PEX, heater fittings, wax rings, fill valves, cartridges, and a drain machine are all aboard before dispatch. The point is not needing to leave again halfway through.

A line that lets go, or a heater that empties itself, can take out flooring, drywall, and a ceiling in one night. That produces one of the heaviest files an HO-3 policy will ever carry. Carriers want the cause written a certain way, photographs of the component itself, a pressure reading, and a scope split into lines. One of those missing and the file waits while wet material stays wet.

Parts on the truck vs. parts run
The usual failures are covered by what is already aboard. An unusual heater size or a cartridge nobody stocks may need a daylight parts run, which moves the timing without moving the labor.

Where the water got into drywall, baseboards, or flooring before we arrived, drying and restoration is separate scope handled by a sister company. We document it for the claim, and it stays off the plumbing invoice.
My shutoff isn't in my unit. What do I do at 2am?

We're behind gates. Will that hold you up in the middle of the night?
Only if we find out about it on arrival. Much of Dana Point is in gated, association-managed communities, so give the dispatcher the gate code or the guard details when you call. Those go to the technician while the truck is on its way, so it is expected at the entrance rather than held there.
The house was empty and I've come back to a flood. What now?
Get the main closed and call, in that order. Property here is often used seasonally and a line that fails in an empty house runs until somebody arrives, so the plumbing repair is usually the smaller half of the job. We stop it, establish what failed, and document the whole thing for a claim, because that is what an unattended loss turns into.
What does it cost me if I call and it turns out to be nothing?
Nothing at all. Coming out is free and so is working out what is wrong, and money only changes hands if you ask us to repair something. Labor does cost more in the evening, overnight, and on holidays, but that sits on its own line on the estimate in front of you rather than appearing later.
My water heater died on a Sunday. Can you replace it the same day?
Nearly always. The common gas and electric tank sizes are stocked, along with the tankless parts that usually fail, so a straight swap is a same-day job. Something unusual, a point-of-use unit or an indirect-fired setup, may need a weekday parts run.
Sewage is coming up in the downstairs shower. What is that telling me?
That the blockage is in the lateral running from the house out to the city connection, not in that one fixture. Waste backs up at the lowest opening it can find, which is why a ground-floor shower or tub is where it shows. Roots and grease cause most of them. We clear it that night and camera it afterwards to decide what the permanent answer is.
Once you've stopped the water, how do you find exactly where it's leaking?
Stopping it is the first job, locating it is the next, and that is leak detection work: acoustic listening on the pipe and a pressure test to fix the position, rather than opening walls to take a look. Where the failure turns out to be under the floor, the permanent answer is slab leak repair, and on aged copper that means an overhead reroute rather than a broken floor.
Does emergency work need a permit?
Heaters, gas work, and sewer line replacement are the ones that generally do, through Dana Point’s building department. Swapping a burst section of supply, a stop valve, or a fixture for its equivalent generally does not. You will be told which applies before the work starts, along with what it adds.
Do I have to pay you and then claim it back?
