One thing to flag: slabs and water lines are our trade. Pool and spa leaks, irrigation, and natural-gas lines are not. Anything inside the slab, under the foundation, or in a wall feeding a fixture is squarely ours.
This city has two slab problems, not one.
The hillside tracts and the flats near the water fail for different reasons, and treating them as one job is how plumbers end up looking in the wrong place. Up in the newer districts the housing is younger but the water pressure is higher, because the ground climbs from roughly 1,240 feet at the lake to past 2,100 feet above it. Pressure is what ages copper fast up there, and a regulator that has quietly given up will do more damage in five years than the pipe would have suffered in twenty.
Down on the flats the story reverses. The pressure is easier, but the housing is older and the ground is softer. This is a sediment basin, sand and silt and clay carried down and settled over a very long time, and ground like that moves with the seasons. Slabs poured on it flex by small amounts every year. Copper cast into concrete has nowhere to go when that happens, and the joints take the strain.
So the diagnosis has to come before the recommendation. We establish which line has failed and which side it is on, then we look at what the rest of that run has been living with. Where old in-slab copper is involved, the answer is consistent: run a new line overhead and leave the failed one where it lies. How we locate a slab leak without breaking the slab.
Think of this as evidence gathering rather than searching. Six steps, each one adding something we did not know before, run in the same order on every job so nothing rests on a hunch. It begins at the meter, and no tool touches the house until the last one is done.
What we hold at the end is a specific line, a specific side, and a clear read on the condition of the rest of that run. That is what a repair recommendation should be built on.
The meter test
What this gives us: proof that water is leaving the system. With everything in the house closed, a meter that still turns is reporting live loss. Without that, everything after it would be guesswork dressed up as method.
Inside or outside the slab?
What this gives us: a boundary. Closing the main at the house separates a failure under the roof or the concrete from one out on the service line. Two very different repairs, and it takes a couple of minutes to know which you are facing.
Hot side or cold side?
What this gives us: half the plumbing eliminated. Closing the cold inlet at the water heater takes the hot system out of the equation. A signal that fades points to hot, one that holds points to cold. Notably, a warm patch of floor proves neither, so we test instead of reading the carpet.
Acoustic locating through the piping
What this gives us: the run itself. We listen on the pipe, at shutoffs, at the heater, and anywhere a section is reachable. Not through the floor, which is what most people picture. Concrete scatters the signal, and marking a spot for a saw was never the goal, identifying the failed line is.
Pressure-test confirmation
What this gives us: independent corroboration. A gauge on the hose bib with the main shut produces a reading that owes nothing to what anyone heard. Falling pressure confirms an active leak and indicates roughly how quickly it is going.
Thermal imaging when it helps
What this gives us, occasionally: a tie-break. Hot-side leaks under tile or hardwood sometimes show plainly on a thermal scan. We bring it out to confirm a conclusion already reached, never to reach one. Most jobs are settled before this point.
We don't cut into the slab. The risks are too high.
Where the failure is inside the concrete, the line gets bypassed overhead rather than patched in place. That is the position on every Lake Elsinore slab job we take, and homeowners hear the reasoning before they are asked to approve anything.
Two things drive it. Buried copper does not pick one unlucky spot to fail, it fails because an entire run reached the same age in the same conditions, so the hole you can see is a report on the whole line. And reaching that hole means demolition, which sends vibration through concrete into pipe that was fine an hour earlier. The result is that the cheapest quote frequently produces the most expensive year.
New line, run above the slab

For any pipe failure under the concrete, hot or coldRerouting retires the failed under-slab section by running new PEX-A through wall and attic space and leaving the old copper capped in place. What moves a slab job up or down

The length of the new route and how workable the attic is both land directly on labor hours. Single-story homes are generally straightforward, two-story with a finished attic is not.
Number of drywall access cuts
Two openings handles the majority of reroutes, with an awkward layout occasionally needing a third. Patching and texture matching are inside the quote from the outset.
Water damage already present
Anything the leak has already ruined belongs to a separate scope, dry-out and reconstruction, and never appears on our plumbing invoice. We document it thoroughly so your claim carries it.
Does it matter whether I'm up in the hills or down near the water?
It matters a great deal, because the two areas fail differently. In the hillside districts the housing is newer but the water pressure is higher, so copper wears out ahead of schedule. Down on the flats the pressure is gentler but the homes are older and the ground is softer. We approach the diagnosis with that in mind rather than running one script everywhere.
Can water pressure really cause a slab leak?
It is one of the main drivers here. Ground height across Lake Elsinore varies by roughly 900 feet, and the water system uses pressure zones to cope with that. A house sitting low in its zone already carries more static pressure than one near the top. When the pressure-regulating valve fails, and they do fail quietly, that force goes straight into the oldest fittings in the house. We take a static reading on every visit.

Four signs come up repeatedly. A warm area in one spot on the floor, which usually means the hot line. A water bill that jumps with nothing else changed. Water audible with every fixture shut off. And a meter that will not stop turning. One of those is enough of a reason to call.
Will you have to break my floor to fix it?
No, and we do not own the equipment to do it. Where a line inside the concrete has failed, new PEX goes in overhead through the attic and the old copper is capped where it lies. Two small drywall openings, no flooring lifted, and no demolition sending vibration into pipe that is still working.
How fast can you reach me for an active slab leak?

What is the difference between a spot repair and a reroute?

For anything genuinely under concrete, the answer is a reroute. Patching a buried run leaves the rest of that same aged pipe untouched, and the demolition required to reach it can trigger the next failure.
My home is on a post-tension slab. Does that change anything?
It removes the alternative. Post-tension foundations carry steel tendons held under tension inside the concrete, and cutting into one is not work a plumber should undertake. An overhead reroute is the only responsible answer. That happens to be what we recommend on conventional slabs as well, so the outcome is the same.
My house near the lake is old. Is a slab leak even possible?
Only if it sits on a slab, and plenty of the older housing near the water does not. Homes from the earlier decades were commonly built on raised foundations, which puts the supply lines in a crawl space instead of in concrete. That is a different repair and generally an easier one. We can usually establish which you have over the phone.
Will my insurance cover a slab leak?
Most HO-3 policies cover the sudden and accidental water damage that follows, the soaked drywall and flooring, the dry-out and reconstruction. The pipe repair itself is normally excluded. We document both sides so the adjuster receives a complete file, and the insurance section above sets out how we run the claim.
