What actually fails at 2am in a house built after 1983.
Emergency calls out of 92130 do not look like calls out of older parts of the county, and the reason is the calendar. Construction began here in 1983, so there is no galvanized steel waiting to split and no century-old drain line to collapse. What gives way instead is everything small and pressurized. Water heaters deserve their own mention. Tanks are built to last somewhere around ten to twelve years, and the water in this part of the county runs hard, which shortens that rather than extends it. What happens between your call and our arrival?
The bulk of the damage in a plumbing emergency is not done by the failure. It is done in the half hour somebody spends hunting for a shutoff they have never had to find before. So the phone call starts working immediately: while a truck is moving, dispatch talks you through stopping the water yourself.
On site the order is fixed. Contain, diagnose, write the price, then repair. Nothing gets opened up and no fixture comes out until you have seen what it costs.
Find the right shutoff, fast
Dispatch walks you to the nearest valve that will stop it, which might be an angle stop under the fixture, the inlet at the heater, a hose bib, or the main out front. The two minutes this saves is regularly the difference between a patch and a ceiling.

I can't find my main shutoff. What do I do?

Stopping the water comes first, then we trace the actual source rather than opening the ceiling to look.
Will my insurance cover an emergency repair?
Most HO-3 policies cover the sudden and accidental water damage: soaked drywall, flooring, and the dry-out. What they typically will not cover is repairing the pipe or the appliance itself, which falls to you. We document both halves so the adjuster has what they need.
Once you've stopped the water, how do you find exactly where it's leaking?
Shutting it off is the first move, locating it is the second, and that is our leak detection work. We listen along the pipe and run a pressure test to place it rather than opening walls to hunt. If the failure is a line under the concrete, the lasting answer is a slab leak repair, rerouted overhead.
Do you need a permit for emergency work?
