Why do Poway slabs fail, if it is not the soil?

Water reached the valley in 1954 and sewer followed in 1957, and the first tract homes went up the year after that, along Pomerado Road. Building spread out from there through the two decades before the city incorporated in December 1980, filling the valley floor around Midland, Garden Road and Old Poway. Copper supply lines cast straight into the concrete were normal practice for all of it. That plumbing is now somewhere between forty-five and sixty-five years old, sitting where nobody can inspect it, carrying pressurized water every minute of every day. Age on its own would eventually do it. Age with help does it sooner.

The help comes from pressure and water chemistry rather than ground movement. The town rises from roughly 450 feet to 2,700 feet, and the supply is pushed uphill through 15 pump stations and stepped back down through 20 pressure reducing stations to make that work. A house low in a zone fed from Green Valley or the ridges behind Lomas Verdes and The Heritage can carry hard static pressure day and night. Run water at about 15 grains of hardness through thin copper at that pressure for half a century and the wall thins from the inside until a pinprick opens.

So when we find one, the recommendation is nearly always to leave it where it is. A failed section is evidence about the whole run, not just about itself, and a saw cut through concrete puts vibration into the pipe you are hoping to keep. There is a local wrinkle too: the ground beneath a lot of this town is cobbly conglomerate and decomposed granite off the granite basement, so hand-digging under a slab is slow, awkward work even when it is possible. Running new PEX up the wall and across the attic sidesteps all of it. Nothing gets sawn, nothing gets jackhammered, and the floor you paid for stays where it is.

How do you find a slab leak without breaking the concrete?

Homeowners half expect a truck, a jackhammer, and an educated guess. That is not how this works. Every under-slab call runs the same instrument sequence, beginning at the meter and finishing with one named line and a clear recommendation on whether it gets repaired in place or bypassed overhead.

Nothing is opened until that sequence has produced an answer. That is what separates one small access cut from a floor that has to be replaced.

Start at the meter

Before anything else, every water-using fixture and appliance is shut and the meter is watched. A stationary meter rules out an active leak on the property. A moving one earns the rest of the sequence.

House or service line

The main shutoff at the building divides the two. If the meter settles once it is closed, the failure is under or inside the building. If it carries on turning, we are looking upstream at the service line, which is not a slab leak at all.

Which side of the system

Closing the cold inlet at the water heater takes the hot system out of play. A signal that fades points hot, a signal that persists points cold. Floor warmth is a hint worth noting, but it is not the evidence we act on.

Acoustic work on the piping

Not through your flooring. The equipment goes onto the pipework itself, at stop valves, heater connections, and any run we can reach, because concrete deadens the signal and would only blur it. We are not marking a spot for a jackhammer. We are naming the failed line so the repair can go over the top of it.

Gauge the main

A gauge on a hose bib with the main closed answers the question independently of anything we heard. A needle that falls confirms water is escaping, and the rate it falls at gives us the scale of it.

Thermal as a second opinion

Where a hot line runs under stone or hardwood and the acoustics leave room for doubt, a thermal camera settles it. Corroboration on the jobs that need it, never the first instrument out of the van.

Our repair principle

The concrete stays shut. Here is the reasoning.

Every in-slab failure we have repaired in this city has been bypassed overhead rather than patched through the floor. That is a settled position, not a preference we argue case by case, and we explain it before anyone signs anything.

The first reason is statistical. Copper that has failed once has told you something about the whole length of that run, and patching the visible hole leaves the rest of it exactly where it was. The second reason is mechanical. Saws and breakers put vibration into everything nearby, including the pipe you are trying to preserve, and around here they are working through cobbly ground that fights back. The cheap-looking repair has a habit of becoming the expensive one.

A new line, above the concrete

PEX-A goes up the wall, across the ceiling joists, and back down where the fixture needs it. The failed copper is capped and left in place, carrying nothing. No saw, no breaker, no vibration reaching the rest of the run.

Cutting concrete to repair one section of tired copper leaves every other section of that run untouched and still aging. The next failure usually shows up on the same line, and the demolition itself is capable of starting it.

A reroute retires the buried section by carrying water along a new PEX-A path through walls and attic space. The leak ends because that pipe stops being part of the system. What you gain is not cosmetic:

  • The rest of the run stops mattering Aged in-slab copper that failed at one point is a candidate to fail at others. A reroute retires the whole vulnerable length instead of the one hole you can see.
  • No demolition energy near live pipe Concrete saws and breakers carry vibration a long way. A patch can solve today's leak and seed the next one down the line. Nothing about a reroute puts that energy into the house.
  • Flooring survives intact Two modest drywall openings do the job. No tile lifted, no stone cut, no slab to pour back, no trim and finish work to redo afterwards.
  • It can be warranted New PEX and new workmanship carry a warranty. A patch spliced into fifty-year-old copper cannot honestly be given one, and you should be wary of anybody who offers it.
  • Post-tension foundations are protected Where a slab is post-tensioned, cutting it is simply off the table. Since we do not cut conventional slabs either, the recommendation is the same for every house.

When the leak is NOT in the slab

A repair on the spot is the right answer in exactly one situation: the leak turns out not to be buried at all. It is somewhere we can reach without disturbing concrete, and the diagnostic almost always tells us that before we open anything.

  • At a stop valve or angle stop Beneath a vanity, behind a toilet, at the laundry box. The failed fitting comes out, a new one goes in.
  • At the water heater Flex connectors, a dielectric union, the inlet itself. All of it visible, all of it repairable without opening a surface.
  • Inside a reachable wall A pinhole feeding a fixture from within a stud bay, above the slab rather than in it. One small opening, one section replaced, patched behind us.
  • Never through the concrete If the diagnostic places the failure inside the slab, the slab stays closed and we reroute. That holds regardless of what anyone is willing to pay.

If somebody has quoted you a slab cut to patch one spot on old copper, get a second opinion before you agree to it. Once the risk is priced in, that sum very rarely comes out ahead.

No honest figure fits on a web page, because these jobs span a threefold range depending on what the diagnostic turns up: one line or several, one story or two, an attic you can stand in or one you cannot. How much line has to be replaced

Bypassing a single hot run from the heater into one wing is the everyday version of this job. Two lines, or a whole-house replacement, scale up from there.

The age and condition of the copper

Where the pipe shows wear along its length rather than a single weak point, replacing the run beats repairing it, and that shifts the quote toward a repipe.

Distance and attic working room

How far the new line has to travel and how workable the roof space is both add hours. Older single-story Poway homes are usually kind to us. Two stories with a finished attic are not.

How many openings the route needs

Two drywall cuts covers most reroutes. Awkward geometry occasionally needs a third. Patching and matching the texture is priced into the job, not billed afterwards.

Damage that has already happened

Anything the water has already spoiled is a separate scope from the plumbing work. We photograph and document it so the claim can carry it.

Is it my soil? I keep hearing that slab leaks are a soil problem.

Not here, or at least not mainly. That story belongs to the expansive clay valleys further inland, where seasonal swelling flexes the foundation. Poway largely sits on granite and old conglomerate, which does not move that way. What we see instead is old copper, hard water, and static pressure, which is a different mechanism with the same outcome.

My home dates from the sixties. Am I overdue for one?

Statistically you are in the window. Poway’s first tract homes went up in 1958, once water and sewer reached the valley, and copper cast into the slab was standard through the build-out that followed. Six decades of pressurized service is a long run for thin-walled pipe. It does not mean yours has failed. It means a locating visit beats waiting for the ceiling to tell you.

Are you going to break my floor open?

No. We do not cut slabs. When the failed line is inside the concrete we abandon it there and run new PEX up the wall and through the attic instead. That means two modest drywall openings, no tile lifted, no breaker running in your living room, and no vibration traveling into the rest of the pipework.

Does the water pressure up in the hills make this worse?

It can. The city climbs from around 450 feet to 2,700 feet and runs 15 pump stations and 20 pressure reducing stations to serve that spread. An older place on the valley floor near Midland or Garden Road, fed from a zone behind Green Valley, can carry hard pressure around the clock. We gauge it while we are there.

What is the difference between patching it and rerouting it?

A patch only makes sense when the leak is not really under the slab, at a stop valve, a heater connection, or inside a wall we can reach. For anything genuinely buried, we reroute. Patching leaves the rest of an aged run in service, and the demolition needed to reach it can start the next failure a few feet away.

My slab is post-tensioned. Does that rule anything out?

It rules out cutting, which was never on the table here. Post-tension cables run through the slab and severing one is a structural problem, not a plumbing one. Since an overhead reroute is our answer on conventional foundations too, the recommendation lands the same either way. We confirm the construction type before planning the route.

Will the city's leak credit cover the water I lost under the slab?

It may cover part of it. Poway re-rates excess consumption down to the Tier 1 price rather than canceling it, and only where usage ran at roughly three times normal for that period. Order matters: the repair is finished first, then the application goes in with a paid bill and photos inside 30 days.

Will my policy pay for it?

Usually the damage, usually not the pipe. Most HO-3 wordings treat sudden and accidental escape of water as covered, so soaked flooring, drywall, and drying out tend to fall inside the policy while the plumbing repair sits outside it. We document both halves so the adjuster is not left interpreting, and we deal with them directly.

How do you locate it without opening the concrete?

By elimination, using instruments. The meter proves water is escaping, the house main separates inside from outside, the heater inlet splits hot from cold, and acoustic equipment on the pipework narrows it to a stretch of line. A gauge confirms it independently. Nothing gets opened until the answer is in.

Do I need a permit from the city for this?

Sometimes. Larger reroutes and full repipes are often permitted through Development Services at City Hall on Civic Center Drive, while single-section and like-for-like repairs generally are not. We work out which applies to your job and tell you before we start, including what the fee comes to, rather than surprising you with it at the end.

Can you bill the insurer directly?

With most of the major carriers, yes. We submit our scope of loss to your adjuster, agree the covered portion, and invoice the carrier for it. Your part is the deductible. We would rather do that paperwork than have you chasing reimbursement for months.
