Almost nobody calls us knowing what they have. They call because a number changed. Usage doubled with nothing different about the household, or a closet smells musty, or there is a brown ring spreading on a ceiling below a bathroom. Detection is the diagnostic that sorts it out. It answers three questions in order: is water actually escaping, which line is it escaping from, and where along that line. Wall, ceiling, attic feed, under a cabinet, beneath tile, we work all of them.
Nothing gets opened while we are still guessing. The meter tells us whether a leak exists at all. Shutting the house main tells us whether it is inside or out on the service line. Closing the cold inlet at the heater splits hot from cold. Then we listen on the piping at valves, heater connections, and exposed runs, and a gauge on a hose bib confirms it. One small access cut at the end of that beats a torn-up kitchen at the start of it.

How do you find a water leak without opening a wall?
This is a process of elimination, run in a fixed order, using instruments rather than demolition. Each step removes a possibility and narrows what is left. By the end we can tell you which line failed and roughly where along it, and none of your tile, drywall, or flooring has been touched to get there.
That order matters. Skip a step and you end up opening surfaces to find out what a gauge could have told you in ten minutes.
Read the meter first
Before a single tool leaves the truck we shut every fixture and appliance and watch your meter. A still meter means no active leak on the property. A creeping one means water is going somewhere, and now we know it is worth continuing.
Split the property at the main
Closing the house shutoff separates the building from everything upstream of it. Meter stops: the leak is inside. Meter keeps turning: it is out between the meter and the house, or on irrigation. We do not repair outside lines, but you will leave the visit knowing which it is.
Split hot from cold
Shutting the cold inlet at the water heater isolates the hot system. If the signal falls away, the failure is on the hot side. If it carries on, it is cold. A warm patch on the floor is suggestive, not proof, so we do not rely on it.
Listen on the pipe
Here is the part people picture wrong. We do not listen through your floor. We put the equipment on the piping itself at valves, heater connections, and any accessible run, because that is where the signal is clean. Concrete smothers it. The aim is not to mark an X for a jackhammer, it is to identify the failed line so the repair can avoid breaking the floor at all.
Confirm with a gauge
A gauge on a hose bib with the main closed gives an independent answer. Pressure holding steady says one thing. Pressure falling away says a leak is live, and how fast it falls tells us roughly how big.
Thermal imaging where it earns its place
On a hot-line leak under a finished floor or behind tile, a thermal camera can confirm what the acoustics suggested. It is a second opinion on specific jobs, never the method we lead with.
What are the warning signs of a hidden leak?
A hidden leak gives itself away long before water appears anywhere obvious. The trouble is that each clue on its own looks like something else: a billing error, an old house noise, a damp winter. Here is what each one is actually telling you.

A bill that stopped matching your household
Nothing changed about how many people live there or how often the laundry runs, yet consumption keeps climbing. A leak the width of a pin, running every hour of every day, moves a serious amount of water in a two-month billing period. When the number and the household stop agreeing, the water is going somewhere.
A meter that will not sit still
Shut every faucet, stop the dishwasher and the ice maker, then go out and watch the meter for a few minutes. Movement means water is flowing on your property with nothing drawing it. This is the fastest home test there is, and it is the first thing we do on arrival.
Water you can hear but not see
A hiss behind plaster or a trickle under the floor in a silent house is worth acting on. What you are hearing is water leaving a pipe under pressure. The sound will not tell you where, but it settles the question of whether.
A patch of floor that runs warm
Tile or laminate noticeably warmer in one spot than a step either side usually means a hot line below is losing water and heating the material above it. People live with it for months assuming the house is just like that. It generally is not.
Damp appearing with nothing spilled
Carpet going dark at the edge, a hardwood board lifting slightly, grout staying wet in dry weather. Water traveling through a wall cavity or up through a slab surfaces well away from where it left the pipe, which is why the source is so rarely where the damp is.
Pressure fading at the faucets
Showers and faucets weaker than they were, with nothing altered about the fixtures or the service. Water escaping upstream never reaches them. Because the fade is gradual, it usually gets written off as old pipes rather than recognized as an active leak.

Very probably. The city’s own leak credit rules treat consumption at three times your usual figure for the same period as the signature of a broken pipe or fixture rather than a change in habits. Does the residential leak credit cover the water I lost?
Partly, and only in a set order. The city re-rates the excess down to the Tier 1 price, it does not wipe the charge. It wants the leak fixed before you apply, with a paid repair bill and photos inside 30 days of being told. Our paperwork is built for that. Eligibility is the city’s call.

Do you take pool, irrigation, or gas leaks?
No. We work on water lines inside and serving the home. Pool and spa leaks, irrigation systems, and natural-gas lines all need a different specialist, and you will get better work from one. We will tell you that on the phone rather than after the callout.
How do you locate it without cutting my floor?
Instruments in sequence. The meter proves a leak exists, the main shutoff places it inside or outside, the heater inlet splits hot from cold, and acoustic gear narrows it to a stretch of line. A gauge confirms before anything opens. The listening happens on the pipe, not through the floor.
The city left a tag saying my usage spiked. What should I do first?
Shut everything that uses water and watch the meter. If it still turns, do not wait for the next bill. The credit application runs on a 30-day clock from the day you were notified and needs a finished repair behind it. Call us and we locate it, fix it, and hand you the paperwork.
Will my homeowners policy pay for this?
Most HO-3 policies pay for sudden and accidental water damage from a hidden leak, while excluding the repair to the failed pipe itself. So the wet drywall and flooring are usually covered and the plumbing is usually not. We document both halves so the adjuster is not guessing, and we deal with them directly.
Is there a charge for coming out and quoting?
